The buildings facing on to Finsbury Square in London have gradually seen their owners develop them one at a time, a trend that looks to continue with numbers 3 & 10.

Currently occupied by a 9-storey office building that was refurbished in 1985, the plans by Sheppard Robson are for a new building with 20,280 square metres of what will be almost entirely office space apart from the possibility of a ground floor restaurant or café.

Amongst the ideas that the architect has done to maximise the commercial aspects are the plant floor situated on the basement, not roof, which frees the upper floor up for occupation and two levels landscaped terraces for the occupiers to enjoy.

At ground elvele the idea is to have a raised ground floor with full external glazing facing onto Finsbury Square and on the other side of the building too that faces on to the Artillery Ground. This should allow views all the way through creating a light well, and unite these two green spaces visually.

As an artistic touch at ground level, the service entrance for the building will not have the typical concrete car-park style but rather a door that will be designed by an artist.

To help relate to neighbouring buildings such as 1 Finsbury Square, the Finsbury Road façade is dominated by a series of horizontal lines of pre-cast concrete planned to fit in with the floor heights of its immediate neighbours. The stainless steel and glass façade is then given a subtle sense of depth by undulating gently in and out to the extent that it even exposes a structural column at one point.

On the upper part of the design it steps back, gradually at first, but the two upper floors are taller than the neighbouring buildings, so they are more deeply set back with greater curves on the top-floor pavilion.

If approved by Islington Council, it will be the latest relatively engaging office block to help transform the area around Finsbury Square into an attractive space.
